What happens at possession

Possession is when the developer formally hands over the completed unit to you. It is worth going through it carefully rather than rushing to move in.

Before you take possession

  • Ask for the occupancy certificate for the building/wing, confirming it is approved for occupation.
  • Do a physical inspection of the unit against the agreed specifications and floor plan.
  • Note any visible defects (a “snag list”) in writing before final payment, and agree a timeline for them to be fixed.
  • Confirm all promised amenities are functional, not just under construction.

At possession

  • Complete any pending payments as per your agreement.
  • Complete the sale deed registration at the sub-registrar’s office.
  • Collect all handover documents: keys, parking allocation, warranty/guarantee documents for fittings, and the building’s completion/occupancy certificate copy.

After possession

  • Understand how maintenance charges are calculated until a society is formed.
  • Keep copies of all documents together — you will need them for future resale, loans against property, or society formation.
