Home buying checklist

1. Set your budget, including duty, registration and furnishing costs, not just the property price.
2. Get a preliminary sense of home loan eligibility.
3. Shortlist localities and visit them in person.
4. Shortlist projects and check MahaRERA registration for each.
5. Request the brochure, floor plans, price sheet and document checklist.
6. Visit the site, not just the sample flat or renders.
7. Clarify carpet area, configuration and what is included in the price.
8. Have the agreement for sale reviewed by a lawyer.
9. Confirm your payment schedule against construction milestones.
10. Track construction progress until possession.
11. At possession, inspect the unit and note any snags before final payment.
12. Complete registration and collect the occupancy certificate.
13. Understand society formation and maintenance charges going forward.
