Property documents checklist: what to ask for
Before signing anything or paying a booking amount, it is reasonable to ask the developer or seller for copies of the following. A transparent developer should be able to share these without hesitation.
- Title documents establishing the developer’s or landowner’s right to the land, along with a search report or title certificate if available.
- Approved building plan and any commencement certificate issued by the local authority for the specific building/wing you are considering.
- MahaRERA registration certificate for the project, with the registration number.
- Layout and floor plan for the specific unit, including carpet area as defined under RERA.
- Draft agreement for sale, reviewed before you sign, ideally with a lawyer of your own choosing.
- Payment schedule linked to construction milestones, and confirmation of home loan approval from banks (if relevant to you).
- Occupancy certificate (at possession) confirming the building is approved for occupation, and society registration documents once formed.
