Understanding MahaRERA: what to check before you buy
The Real Estate (Regulation and Development) Act, 2016 (RERA) requires most residential projects to be registered with the state regulator before they can be marketed or sold. In Maharashtra, this is MahaRERA.
What a MahaRERA number tells you
A registered project has filed project details with the regulator, including layout plans, land title, promoter details and a projected completion timeline. Registration does not guarantee quality or timely delivery on its own, but it does mean the project is on public record and the promoter is accountable to the regulator for the information filed.
How to verify a project
- Note the project’s MahaRERA registration number from its marketing material or brochure.
- Visit the official MahaRERA website and search for the project or the number directly.
- Check that the promoter name, project address and configuration match what you have been told.
- Look at the filed completion date and any progress updates on record.
Why this matters
Verifying registration takes a few minutes and costs nothing. It is the first, simplest check before you go further with any project — from any developer, not just ours.
