A first-time homebuyer’s guide
Buying your first home involves more decisions than most people expect. Here is a general order to work through them in.
1. Set a realistic budget
Include the property price, registration and stamp duty, loan processing charges, interior/furnishing costs and a contingency. Confirm your loan eligibility early so your budget is grounded in what you can actually borrow.
2. Decide what matters in a locality
Commute, schools, healthcare access, and how the area is likely to develop over the next few years. Visit at different times of day if you can.
3. Shortlist and verify projects
Check MahaRERA registration (see our RERA guide), ask for the document checklist, and visit the site rather than relying on renders alone.
4. Understand configuration and carpet area
RERA defines carpet area precisely — ask for it in writing rather than relying on a marketed “super built-up” figure alone.
5. Review the agreement before signing
Have a lawyer look at the agreement for sale and the payment schedule before you commit.
